What they miss (proximity-weighted relevance)
Google’s local algorithm doesn’t rank “best plumber in Bergen County.” It ranks “best plumber for the person searching from this exact lat/long, who shows category match and engagement signals tied to this specific neighborhood.” That’s proximity-weighted relevance — proximity to searcher multiplied by category match multiplied by engagement, with a thumb on the scale for businesses whose content signals belong to the searcher’s micro-location.
The audit checklist doesn’t measure this because there’s no single field to check. It’s emergent. It lives in the gap between your address, your content, and the searcher’s location.
The hyper-local landing page signal
The mechanism that actually moves proximity-weighted ranking is hyper-local landing pages that read like a local human wrote them. Not “We serve Hoboken.” Real signals: the school district name. The shopping corridor. The landmark park. The specific block where your last three jobs happened. The neighborhood nickname locals use that out-of-towners don’t.
Google reads those signals as relevance binding. A page that names Stevens Institute, Pier A, and the Washington Street corridor reads as a Hoboken page even when the business address is in Hackensack. That binding shows up in the map pack for searches originating inside those zip codes — even when closer competitors lack the same content depth.
Why agencies skip this
Because it doesn’t scale. A citation tool can blast your NAP to 200 directories in an afternoon. A reviews drip is a button in your CRM. Hyper-local content requires someone who actually knows the difference between Tenafly and Cresskill, who can name three landmarks in Ridgewood without Googling, who understands why Englewood Cliffs is its own market and not just “near Englewood.”
